A well-prepared property means a smoother inspection and a faster report. Here's everything you need to know before Stephen arrives.

Access & Entry

  • Ensure all rooms, closets, and the attic hatch are accessible
  • Unlock the basement and any outbuildings (garage, shed)
  • Provide garage door openers or entry codes in advance
  • If a tenant is present, give them advance notice

Documents to Have Ready

  • List of recent upgrades with year completed and cost (roof, HVAC, kitchen, windows)
  • Any renovation permits or final inspections
  • Survey or plot plan (if available)
  • Condo status certificate or maintenance fee records (condos only)
